STX FRIO is a newly developed cold storage and food distribution facility designed to serve refrigerated warehousing, food processing, and regional distribution users throughout Central Texas. Located in Schertz along the rapidly expanding I-35 corridor, the property provides convenient access to San Antonio, Austin, Seguin, Houston, Dallas, Laredo, and other major Texas markets. Its position within the Texas Triangle places occupiers near one of the state's most active logistics and population centers, supporting efficient distribution across a broad customer base.

The facility is being developed with a flexible refrigeration design that can accommodate multiple temperature requirements down to -10 degrees and can be configured for a variety of food industry users.
